A house knock-down in NSW usually cannot start because someone booked an excavator. It starts when the approval path is in place. That is either a development approval through council, or a complying development certificate, a CDC, through a certifier. The paperwork is not the same. The timing is not the same. The house still has to wait until one of them exists.
We do not lodge DA or CDC. You or the certifier do that. We will tell you what has to be in place before we put a machine on the building. Asking us to skip that to keep a date is how sites get into trouble with council.
A CDC can be faster when the dwelling and the lot fit the code. A DA is the path when they do not. We are not the planner. We look at the site, the access, and whether asbestos still has to come out. Then we quote the take, not the approval.
